For real estate agents, marketing and establishing a real estate niche is more important right now than it ever has been before. If you are in the real estate game, you know that the competition is hitting an all-time high, and you have to find ways to be creative in order to stand out. While it seems like everyone is in the market for a house, you still need to make an effort to market yourself as an agent and show why clients should work with you if you want long-term success.

The steps to marketing yourself as a real estate agent start with picking a niche or small category that you feel you can serve the best, and then establishing yourself as the expert in this niche to capitalize on it long term. Keep reading for tips on how to pick a niche, establish yourself as an expert, and land more clients.

Pick Your Real Esate Niche

Once you have figured out what you want to specialize in, the next step is to find a real estate niche. Your niche can be a neighborhood or even a specific type of client that you feel you know the best. It can be tricky to find one that you will be really passionate about, and that you will be a strong, good fit for, but it is definitely worth the effort. You can always refine your choice down the line if you feel that you would be a good fit for something else.

This step is where a lot of agents and businesses alike go wrong in their marketing and choose not to establish a niche because in their eyes it limits the market. Picking a real estate niche will allow you to focus on the clients or houses that you want to work with, and your specialized knowledge will help you win deals in that niche.

Establish Yourself As The Expert

You need to establish yourself as the expert in your real estate niche, and you can do this in several ways. The first is to establish a strong social media presence, with your page focused on your specific niche. For example, your Instagram bio might read:

Jane Doe

Real Estate Agent, Example Company

Specializing in Helping Out Of State Movers Find Their Dream Home in Austin, Texas

You can quickly see how establishing a real estate niche gives you marketing power. For an out-of-state family looking to move to Austin, you will stand out from the competition because of your specialty. When you gain a reputation and have some testimonials from other families you have already helped, your appearance as the expert in the niche grows even stronger.

You can take this to the next level by setting up informational sessions or classes that your clients can attend to help them better understand your specific specialty and skills. Look for podcasts and speaking events within your niche that you can tell your story and reach more clients. Eventually, clients from your niche will come running to you with their hand out begging for you to be their agent!

Land Clients In Your Niche

Now that you have done the groundwork, the fun part comes in! When you have figured out who you need to market to, you have to be ready to fight for those clients. Once you have found the right people, you have to figure out exactly what you can do for them. Why are you different? What is working with you going to be like compared to working with your competitors? Be ready to show some testimonials from previous clients in order to show them your experience and establish that trust.

As with anything, the first couple of clients within the niche will be the hardest to land. Just remember to never quit and keep trying with the same enthusiasm as day one. Once you get the ball rolling and have testimonials from your real estate niche, the clients will get easier to land you will officially have a market to capitalize on in the future!
